Commercial electrical jobs in Long Beach

A Long Beach business license is not issued until the fire department clears the space. The clearance sheet checks exit lighting, panel clearance and extension cords, so an electrician often fixes items before the inspector arrives.

What the fire clearance sheet checks

Most business owners meet the electrical code through the fire inspector first. Long Beach’s business license fire sheet says the license is not issued until the department gives a fire clearance, and that the owner has to call the assigned inspector. The sheet is short, and much of it is electrical.

  • Exit signs and exit way lighting must be working.
  • Extension cords cannot stand in for permanent wiring.
  • An electrical permit is required to install any new electrical.
  • Surge protectors must plug straight into an outlet.
  • Every electrical panel needs 30 inches of clear space in front.
  • Fire alarm systems are inspected, tested and certified yearly by a C-10 contractor, and sprinklers every five years by a C-16 contractor.

The sheet notes that other codes can apply once the inspector sees what the business does. A space that fails on panel clearance or exit lighting can often be fixed in a day, but the license waits until the re-check. The Fire Prevention Bureau also does annual code compliance inspections and fire plan check for new and existing commercial occupancies. For recurring checks, a maintenance agreement can keep alarm, lighting and panel records in one place.

Express permits and plan review

Long Beach has an Express Permit for small charger jobs. At an existing nonresidential site, one or two chargers with a limited scope can qualify if every answer on city form FORM-038 is yes. The permit may then be issued the same day as the Permit Center visit. The city lists the total at $193.32 including surcharges and filing fees, covering up to three installations and the required inspections. Any design outside the checklist goes to submitted plan review, with a title sheet, site plan, floor plan and single-line diagram.

The online side is narrower. The city’s no-plan online options for panel changeouts, solar and chargers apply to one- and two-family homes. Contractors with a city PIN can submit electrical permits through online forms, but the page describes those for minor or simple projects. For a restaurant or shop build-out, plan on the counter. The tenant improvement electrical page covers what a plan set holds, and commercial EV charging covers load management.

The October 2026 fee schedule

Long Beach changed its electrical fee schedule on October 1, 2026. Plan review is 100 percent of the permit fee and not less than $216. Signs are priced by the circuit: $30 for one sign on one circuit and $11 for each added circuit. Commercial solar is $1,036 for 0 to 50 kW. Work with no listed line is priced from the value of the electrical work, at not less than $113. Those lines matter most on restaurant and retail jobs with new signs. See restaurant and retail electrical for the equipment.

SCE rate tiers for a Long Beach business

Electricity in Long Beach comes from Southern California Edison, and the city has no community choice program. SCE’s business rate plans are tied to demand. TOU-GS-1 is for customers at or below 20 kW, TOU-GS-2 for above 20 kW and below 200 kW, and TOU-GS-3 for 200 to 500 kW. A small shop on TOU-GS-1 can pick an option with demand charges or one without. Adding load, such as chargers or walk-in coolers, can change which option or tier fits. SCE also lists a cost-sharing program for small businesses with 25 or fewer employees that upgrade a panel from under 100 amps to no more than 200 amps, with eligibility rules that change.

Old downtown buildings and underground vaults

Downtown Long Beach sits on an older underground network. On July 30, 2015, a vault explosion near 10th Street and Pine Avenue cut power to about 30,000 SCE customers. A similar vault explosion on July 15 had left nearly 5,000 people without power for three days. A business cannot repair a utility vault. It can ask an electrician which circuits carry refrigeration, registers and alarm panels, so those can be grouped and backed up. The commercial hub lists the other jobs that fit.

Questions people ask

Do I need a fire inspection to open a business in Long Beach?

Yes. A city fire requirements sheet says the business license will not be issued until the fire department gives a clearance, and the owner must call the assigned fire inspector to request the inspection. The sheet lists exit lighting, clear exit paths, panel clearance and no extension cords as permanent wiring. Book the inspection after the electrical work is finished.

Can a commercial charger permit be issued the same day in Long Beach?

It can for simple jobs. At an existing nonresidential site, one or two chargers with a limited electrical scope may use the Express Permit by completing city form FORM-038 with every answer yes. The permit can then be issued the same day as the Permit Center visit. Any other design needs detailed plan review with a single-line diagram and site plan.

Can a contractor pull a commercial electrical permit online in Long Beach?

Only some. The city's online express options for panel changeouts, solar and chargers are limited to one- and two-family homes. Registered California contractors with a city PIN can submit electrical permits through online forms. The page does not describe an instant online path for commercial plan review, so expect the Permit Center for larger work.

How often does a fire alarm have to be tested?

The city's business license fire sheet says fire alarm systems must be inspected, tested and certified every year by a C-10 contractor. Sprinkler systems are certified every five years by a C-16 contractor. The sheet is general, and the inspector can apply other codes for your business type, so ask what applies to your occupancy.

Why does downtown Long Beach lose power from underground equipment?

Downtown is served from an older underground network. On July 30, 2015, an underground vault explosion near 10th Street and Pine Avenue cut power to about 30,000 SCE customers, two weeks after a similar blast. An electrician cannot fix a utility vault, but can set up critical circuits, such as refrigeration and registers, so they are easy to back up.
