EV charger permits. Mission Viejo has no EV charger page on the Building Services site that could be read. The fee schedule treats a charger as part of the service panel and equipment line, and permits are applied for in the Client Self Service portal.

Inspections. The city states that all permits and inspections must be submitted and scheduled online. Every contact on the permit needs a Client Self Service account. Permits submitted before September 7, 2023 are in the legacy system. Inspection email: [email protected]. Portal help: [email protected].

The permit counter is a portal

Mission Viejo requires all permits and inspections to be submitted and scheduled online in its Client Self Service portal. Everyone on a permit needs an account. The counter at 200 Civic Center is open Monday to Friday, 8 am to 4 pm, closed from 12 to 1. Email the inspection desk at [email protected] for scheduling questions.

The fee table is unusual because a charger sits on the same line as a service panel, so a charger and a panel cost the same up to 225 amps. The schedule linked from the city page dates from April 1, 2023, so treat the amounts as a floor and confirm at (949) 470-3054 before you budget. Compare with the EV charger cost page.

Homes that are turning 50

The Mission Viejo Company formed in 1963, homes went on sale in November 1965, and the first families moved in during 1966. Only 13 percent of homes date before 1970, but 52 percent were built before 1980, so the typical house is between 45 and 55 years old, with wiring and panels to match. See how to read your electrical panel for what to look for. If the wires in the walls are aluminum, read aluminum wiring risks.

About 84 percent of homes are single-family, and 77 percent are owner-occupied. That makes a charger or heat pump on an original panel the usual project. If the house belongs to an association, review comes before the electrician starts. For a charger on a shared wall or common parking, the HOA charger page and the Civil Code 4745 guide are the starting point.

SCE and the meter

SCE delivers power to Mission Viejo addresses, and the city’s own utilities page also lists SDG&E, so check which name is on your bill before you plan the meter steps. SCE customers get an allowance toward upgrades to SCE’s own facilities. The utility block above covers the steps, and panel upgrade permit and inspection explains the sequence from the owner’s side. If you add an EV, a battery or a heat pump, ask your utility whether its time-of-use plan for those homes is a better fit than the default plan, and compare on a recent bill because prices change.

Heat, not smoke

Mission Viejo sits inland, with hot afternoons that make central air standard and long peaks matter for time-of-use plans. Hills and canyon edges feel Santa Ana winds in fall, though wildfire shutoff risk is low. The local panel question is more likely a charger on a 1970s panel: see do I need a panel upgrade for an EV charger.

Questions about electrical work in Mission Viejo

Does a Mission Viejo charger permit cost differently from a panel permit?

Mission Viejo's fee schedule puts EV chargers in the same line as service panels, meters, disconnects and batteries. It lists $125 for equipment up to 225 amps, plus a $25 issuance fee. The linked schedule is dated April 1, 2023, so amounts may have changed. Call Building Services at (949) 470-3054 to confirm.

Do I need an online account to get an electrical permit in Mission Viejo?

Yes. The city says all permits and inspections must be submitted and scheduled online through its Client Self Service portal, and every contact on a permit needs an account. The counter is open Monday to Friday, 8 am to 4 pm, but it cannot replace the account. Permits filed before September 7, 2023 are in the legacy system.

Does my HOA have to approve a charger or panel change in Mission Viejo?

The city permit and an association approval are separate steps. If your home is in an association, exterior changes often need its review. State law on EV chargers in condo and common parking areas has its own rules, including a 60-day deemed-approval clock for a written request. Ask your association first, then confirm the state rules for your parking space.

How does SCE get involved after a panel upgrade in Mission Viejo?

SCE sets or releases the meter after the city confirms the work passed inspection. Meter spot requests for a panel upgrade can mostly be filed online through SCE's project planning portal. The city's review comes first and SCE's work follows, so plan for weeks and book the utility early.

Will SCE shut off my Mission Viejo power in a wind event?

It is unlikely but not impossible. No shutoff has been reported for Mission Viejo. Nearby Rancho Santa Margarita and Trabuco Canyon have appeared in news about SCE warnings, and fall Santa Ana winds reach hills and canyon edges. Sign up for SCE alerts, and ask your electrician about backup power if you rely on medical equipment.
